Rental Information and Application Packet Instructions

**Please read ALL requirements! Incomplete applications may cause another applicant to be chosen over you.**

New Generation Homes will assist all applicants without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, or ancestry.

Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide New Generation Homes LLC. with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides New Generation Homes LLC. with a PTSR, New Generation Homes LLC. is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for New Generation Homes LLC. to access or use the PTSR.

If Applicant provides New Generation Homes LLC. with a PTSR: a) the PTSR must be available to New Generation Homes LLC. by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.

Application Information:

separate application is required for each applicant over the age of eighteen (excluding dependent children) Who intends to reside in the property. This guarantees our compliance with Federal, state, and local Fair Housing laws.

The information requested on our application provides the basis for the selection of the best neighbors for all of our residents. Please fill in all spaces and answer all questions as fully as possible (more information is better than less). Incomplete applications will not be processed.

Applicants MUST view the inside of the property (either in person or by a video walk-thru) before the application will be processed. We are not responsible for making sure you get a video walk-through. IF the house is vacant, you must have someone you know walk you through it. We are not trying to be difficult. We need to make sure you like the property and it's location.

Every application must be accompanied by a $35.00 non-refundable processing fee, a signed Rental Transaction Disclosure, and Applicant’s Acknowledgement & Hold Harmless Agreement form, and the Lead Paint Disclosure (if applicable).  

A lead-based paint disclosure is included with this packet if the housing was built prior to 1978. This disclosure must be signed by all applicants and returned with your rental applications. The EPA also requires that the pamphlet “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978. Applicants are not accepted on a “first-come, first-served” basis, but on a best-qualified basis.

HB 19-1106 Compliance:

For our company, the hard costs associated with running an application include but are not limited to: paying our thirdparty software provider for credit, eviction, and criminal background history, paying our staff member(s) hourly to process the application, along with software to effectively perform all associated job duties. The labor/time associated with running an application typically includes working with the applicant to ensure the application is completed, communicating with the prospective tenant throughout the application processes, and working to obtain past rental housing references, proof of income, picture identification, photos of pets, etcetera. Hourly staff/labor costs include paid-time-off allotments, and time blocked out for regular training. Upon quantifying all costs and calculating the out of pocket expenses for running applications, we have determined that it costs us around $60 per application for processing. However, for the sake of “fairness” and market competition, we have lowered the rate charged to a flat $35 per adult applying for residence.

PETS:

We require all applicants to register at Pet Screening, Inc., a third-party pet screening and assistance animal validation provider. There is no charge unless you have a pet. There is a $20 charge to register your first pet and $15 for subsequent pets. Use this link to register: https://newgenhomes.petscreening.com/

NOTE: We do not accept vicious or attack-trained dogs. Pets, if they are cats and/or dogs should be neutered or spayed. No snakes or other reptiles and no birds!

a. Applicants who do not have pets will be asked to affirm that they understand our pet policies.

b. Applicants with pets will provide profiles of their pets, which we use to qualify them for occupancy. The pets' age, breed, sex, current licensing, shots and photos will be a part of each pet's profile. Applicants will have access to these profiles for one year ( unless renewed) and can share this centralized pet information with whomever they wish, including veterinarians, pet groomers, dog walkers, pet-friendly hotels, etc.

c. Applicants requesting a special accommodation for an assistance animal will be asked to substantiate their need for the animal. We do not accept documentation from online companies that simply charge a fee to issue paperwork, but do not actually evaluate the need for an emotional support animal. Note: It is against the law to intentionally misrepresent a need for an assistance animal under Colorado Revised Statutes 18-13-107.3 and you may be prosecuted for such misrepresentation.

If your pets are accepted there is a $35.00 per month pet fee, per pet.

CREDIT:

New Generation Homes will pull a credit report (including FICO credit score, eviction, bankruptcy, and criminal reports) on every applicant. We will also contact your current and past landlords, as well as your current and past employers to verify the information on your application.

Bad credit will generally disqualify you unless there are extenuating circumstances. If you have credit problems, let us know in advance. A letter of explanation may help to qualify you.

If you have subsidized rent, credit will not be used against you when judged on your qualifications to rent the house.

Income Verification

Please provide copies of pay stubs for the previous 60 days or a letter from your employer on company letterhead to verify income. If you are self-employed, you will be required to verify your income with copies of tax returns, 1099s and/or other relevant data. Income should be at least TWO  times the rent (or 2 times the amount applicant will receive for their participation in public housing assistance program - i.e. section 8)

If you have other income you would like us to consider in qualifying your application (such as Social Security benefits, Retirement or Pension benefits, Alimony or Child Support, Disability payments, Savings and Investment Income, Section 8, etc. ), please provide verification of other such income.

Disqualification:

Any false statements or deliberate misrepresentation of facts will automatically disqualify the application.

Illegal aliens will be automatically disqualified.

Applicants must not have a felony record that was adjudicated guilty or had adjudication withheld for the past seven (5) years; however, time limits are waived for anyone found on a terrorist watch list or anyone with a felony conviction for any crimes related to homicide, manslaughter, stalking, sex offenses requiring registration, and/or manufacturing and distribution of a controlled substance. These will be grounds for denial. Current or pending felony indictments will also be grounds for denial. We will assess applicants’ criminal history on an individual basis. Our goal is to treat all applicants fairly and ensure they have equal opportunities for housing.

If you are accepted as a tenant:

If you are accepted for Tenancy, a payment in the amount of twice the first month’s rent (in cash or cashier’s check) is due when the contract is signed. We will also require a copy of your current driver’s license (or other government-issued photo ID) and one other form of ID. If you have pets and they are approved, there is an additional “Pet Fee” of $35.00 per month, per pet.

We also require Renters Insurance and that you add New Generation Homes as additional insureds. You have the option of providing us with your policy number or buying buying it through your tenant portal starting at about $13.00/month.

No smoking or vaping of any substance is allowed in any of our properties (including the garage). Growing, cultivation, smoking, cooking, raising or dispensing of marijuana is strictly prohibited.

Properties will continue to be shown and applications accepted until a rental contract is signed and an amount equal to twice the monthly rent has been received.

New Generation Homes believes that our tenants are our greatest assets. We have rented to many tenants since 2004. We offer well-maintained houses for long-term occupancy to people who wish to take our houses and make them their homes. Our typical tenants rent for multiple years (our longest tenancy is 12 years and going) and we have never had a tenant forced to move because of a foreclosure. THE ACTUAL RENT FOR THIS PROPERTY IS $100 HIGHER THAN THE ADVERTISED RENT; HOWEVER, LANDLORD AGREES TO ACCEPT THE ADVERTISED RENT AMOUNT FROM ANY APPLICANT WHO IS WILLING AND ABLE TO TAKE ON THE RESPONSIBILITY OF MAINTAINING THE HOUSE AND GROUNDS AND PAY THE FIRST $100 OF ANY REPAIRS OR MAINTENANCE NEEDED IN ANY GIVEN MONTH. If what we offer appeals to you and you meet our qualifying criteria (listed below), we invite you to apply to rent this property.

  • Income should be 2 times the monthly rent (or 2 times the applicant's portion of rent if participating in a public housing assistance program - i.e. Section 8)
  • 700+ FICO credit score or 12 months of bank statements which demonstrate your ability to consistently pay rent on time.
  • Stable employment & Income
  • Positive rental history (and/or mortgage payment history)
