New Generation Homes will assist all applicants without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, citizenship/immigration status, ancestry, or any other protected class as defined by local, state, and federal fair housing laws.
Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide New Generation Homes LLC. with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides New Generation Homes LLC. with a PTSR, New Generation Homes LLC. is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for New Generation Homes LLC. to access or use the PTSR.
If Applicant provides New Generation Homes LLC. with a PTSR:
a) The PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
b) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
Applicant also certifies that they accept the digital version of the EPA pamphlet and that they are able to read it in the digital format by singing this document.The EPA also requires that the pamphlet “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978. Applicants are not accepted on a “first-come, first-served” basis, but on a best-qualified basis.
New Generation Homes incurs various operational expenses in processing applications. These encompass a spectrum of expenditures, including payments to a third-party software provider for credit, eviction, and criminal background checks, compensating our staff members on an hourly basis for application processing, and utilizing software to facilitate efficient execution of associated tasks. The effort and time devoted to application processing involve collaborating with applicants to ensure application completion, maintaining communication with prospective tenants throughout the application procedures, and securing past rental housing references, proof of income, and completing pet screening profiles, among other tasks. After a comprehensive evaluation of all costs and the computation of out-of-pocket expenses related to application processing, it has been established that the cost amounts to approximately $75 per application for our company. However, in the interest of equity and to remain competitive in the market, we have opted to set a uniform fee of $35 per adult applying for residence.
Pets:
At New Generation Homes, we conduct a thorough screening process to ensure a positive living experience for all applicants. We'll check your credit report, which includes your FICO credit score, eviction, bankruptcy, and criminal history. Additionally, we'll reach out to your current and past landlords, as well as your current and past employers to verify the details on your application.
Generally, bad credit will disqualify you but we understand that circumstances vary, and we're here to work with you. If you have credit challenges, please inform us in advance. Providing a letter of explanation along with access to your last 12 months of certified bank statements can assist in the qualification process.
For applicants seeking housing subsidies, adverse credit or a lack of credit won't be a considered. Instead, we'll review bank statements from the previous 12 months to assess your financial ability to cover your portion of the rent each month.
NOTICE: AUTOMATED TECHNOLOGY IS USED IN THIS PROCESS
New Generation Homes uses automated decision-making technology to process personal data and to help evaluate people who want to rent from us. We want you to know exactly what we use and where.
When you request a showing. We use Tenant Turner to schedule showings. It applies our published qualifying standards — income, bankruptcy, civil judgments, evictions, and how soon you can move in — to the answers you give, and it may decline a showing request automatically. If that happens and you believe it is wrong, or your circumstances are not captured by those questions, contact us and a person will review it.
When you apply. Our tenant screening reports come from TransUnion Rental Screening Solutions, Inc., through its SmartMove service. Those reports include credit, criminal and eviction records, and a rental risk score generated by TransUnion.
When we review your application. We use an artificial intelligence tool — Claude, made by Anthropic — to review your completed file against our written rental criteria, summarize what it contains, flag anything missing or inconsistent, and produce a recommendation.
A person makes every rental decision. No automated tool approves or denies a rental application at New Generation Homes. Every decision is made by a human, who reviews the full file, considers everything you have submitted, and can approve, change, or override anything the technology produced.
Your rights. You may ask us for more information about the automated technology used in your case, including the name of the tool, who developed it, its version, and the categories of personal data it relied on. You may ask us to correct personal data about you that is factually incorrect or materially inaccurate. If we decline your showing request, deny your application, or approve it on materially less favorable terms, you may ask that a person review and reconsider that decision.

We work WITH tenants to provide well-maintained houses for long-term occupancy to people who wish to take our houses and make them their homes. Our typical tenants rent for multiple years (our longest tenancy is 12 years and going).
